A Guide for Sellers
Our sales team works Monday to Saturday. Sellers are able to discuss their property with our team members over the phone, emails, or WhatsApp during the working hours from 9am to 5pm.
Process
Before you can sell your property, there are a few steps you need to go through:

1. Valuation:
You should do your own research and get some ideas how much you can possibly sell you property for. You can start by looking for the actual property price recently sold. Such information can easily be obtained via Rightmove or Zoopla. The property sold nearby should be similar type and conditions to the one you are selling. Every property is different so You should make reasonable adjustments to the price.

2. Market your property
Once you have some idea of the price, you can contact us to market your property. We will conduct our own research on the house prices nearby and make a recommendation on the potentially sale price. We will explain the fee to sell you property, what add-on you can get from us and how much. Add-ons can be 3D virtual viewing, floor plans, taking multiple photos or enhancing marking booklets etc. You should expect your property to be marketed via online platform such as Rightmove or Zoopla.

3. Necessary documentations
Under the UK Law, there are some documentations you need to provide to buyers. For example, you need to provide Energy Performance Certificate (EPC). This is a document showing how energy efficient of your property. If you decided to market your property via us, for a small fee, we can get an EPC done on your behalf.

If you have done re-wiring, or completed any electricity safety checks in the past, you are expected to provide the EICR certificate.

If you have done gas related works to your cooking and heating systems, you may have to provide Gas Safe Certificate.

We will also ask you to provide the proof of ownership and your ID, so we can be certain that you are the owner of the property.

4. Viewings
Once your property is marketed via us, you should expect to see bookings for viewings. Depending on your circumstances, viewings can be conducted by yourself, or a member of the sales team will accompany the potential buyer. Once the viewing is done, we will gather the feedback and report back to you.
5. Offers
Once we received an offer from a potential buyer, no matter high or low of the offer, we will inform you the details of the offer, the buyer conditions. We may also provide recommendations if necessary.

When you start receiving offers, you should also start finding your solicitor. If you need help on this, we can introduce to you several solicitors we worked with before.

6. Legal Works
Once the offer is accepted by yourself, we will then work with the solicitors on both side to provide all necessary information, ensuring a smooth transaction.

7. Completion
Once the legal process is completed, on the day of completion, we will check with your solicitor and see if you have received all the fund. If so, the key can then be released to the buyer.
